Department: Maintenance and Construction Department
Reports To: Director of Maintenance and Construction
FLSA Type: Exempt – 45 Hours
The Maintenance Manager will oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), painting, and other building systems.
Supervisory Responsibilities:1) Hire and train maintenance department staff.
2) Organizes and oversees the schedules and work of maintenance staff.
3) Conducts performance evaluations that are timely and constructive.
4) Handles discipline and termination of employees as needed and in accordance with company policy.
5) Assess, assign and evaluate third party contracts for quality and value.
Duties/ Responsibilities:1) Oversee the day-to-day operations of the maintenance department.
2) Evaluates systems or facilities to determine maintenance or repairs that need to be performed.
3) Assesses building systems to plan work assignments and project schedules.
4) Develop maintenance procedures and schedules.
5) Ensures maintenance and repair work is completed correctly and in a timely manner.
6) Assists with departmental budget estimates and costs of specific repair projects.
7) Performs other related duties as assigned.
Required Skills/Abilities:1) Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
2) Excellent analytical and problem-solving skills.
3) Ability to identify issues and determine repairs that are needed.
4) Ability to plan maintenance schedules for building systems.
5) Excellent management and supervisory skills.
6) Proficient with Microsoft Office Suite or similar software.
Education Requirements:1) High school diploma or equivalent required.
2) At least five years of maintenance experience required.
3) A valid driver’s license and clean driving record.
Physical Requirements:1) Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance.
2) Must be physically able to perform repairs when needed.
3) Prolonged periods sitting at a desk and working on a computer.
4) Must be able to lift 25 pounds at a time.
